Build Your Own Playhouse
The Gingerbread Junior arrives as a wooden playhouse kit that you build at home — the grown-ups, that is, not the little ones. Its walls come as pre-assembled, cut-to-order tongue-and-groove panels, so there's no measuring, sawing or specialist know-how involved: two adults with a few basic tools and the step-by-step instructions can have it standing in an afternoon. It's one of our best-selling models precisely because it's so easy to put up, and if you'd rather not raid the shed for tools, an assembly kit with the basics is available as an optional extra. Once it's built, painted and set on its base, it's over to the children.

The Gingerbread Junior is all about storybook charm. With its window boxes, cottage windows and stable door, it looks like the little house from a fairytale — one customer's daughter calls hers a "Wendy castle" — and that character is exactly what pulls children into hours of make-believe. It's a proper little cottage to play house in, host tea parties, keep as a secret den or reimagine as a castle or pirate ship. Because it arrives in natural, spray-protected timber ready to decorate, you and the children can paint it into whatever their imagination dreams up, and an optional picket fence finishes it off like a cottage garden from a picture book.FAQs
No — the Gingerbread Junior has traditional fixed cottage windows, glazed in shatter-resistant SAN for safety and plenty of natural light. Fixed windows keep the classic storybook look and there's nothing for little fingers to trap.
It's designed for younger children from around age 3. Like all our playhouses it isn't suitable for children under 36 months, as there are small parts, and younger children should always be supervised at play.
It's built to the BS-EN71 European child-safety standard, with rounded edges, ventilation holes in the back wall, planed timber to reduce splinters, and a 12mm finger-gap around the door. The windows are glazed in shatter-resistant SAN rather than glass, so there are no sharp edges if it takes a knock.
Very little upkeep is needed. It's spray-treated for protection in transit, but once it's built you should give the timber a coat of exterior wood paint or stain to protect it outdoors (after installation, not before), then top it up with a fresh coat once a year — that keeps it weatherproof and looking its best, and helps it last well within its 10-year guarantee. Otherwise, just keep the roof clear and check it over now and then.
Yes — it needs a firm, level base, which you'll arrange before assembly. Your own paving, decking or a levelled, well-drained area all work well, or you can add an easy-fill Ecobase at checkout. Lacking a proper base can lead to tipping, misaligned parts and water ingress, and may void the guarantee.
Almost never — a small, single-storey, ground-level playhouse like the Gingerbread Junior sits comfortably within permitted development in the vast majority of gardens.
