The BillyOh Gingerbread Max is a large playhouse — a spacious two-storey cottage playhouse with room for children to spread out, stand tall and grow into. Because the Gingerbread Max is one of the largest playhouses we make, it's the one for sociable play. There's floor space downstairs for two or three children to play together — a shop, a café, a craft table — without anyone getting under each other's feet, and the included upstairs bunk gives them a second level to take turns on, which is always the part they fight to get to first. The tall reverse apex roof means even taller children can stand up comfortably inside, so it stays fun for group games and playdates well past the toddler years rather than being outgrown in a season or two.
A Stable Door and Storybook Looks
Half the fun of the Gingerbread Max is in the details that make it feel like a real little house. The stable door is the star: split so the top half can open on its own, it's made for peeping out, passing toys through and running an imaginary shop or post office from the counter. Add the flower boxes, window shutters and cottage windows and it looks straight out of a fairytale — and because it arrives in natural timber, children can help paint it into a gingerbread cottage, a woodland fort or even a Christmas grotto. It's a double door in a traditional stable style, so the top half can open independently of the bottom. Children love it for peeking out, "serving" from the counter and imaginative shop or café games, and the galvanised ironmongery on the hinges and fixings stands up to the weather.
It's aimed at children over three years of age, as there are small parts and walking/climbing competence is generally required. Because it has an upstairs bunk, there's a maximum user weight to observe (around 50kg). Always supervise younger children on the ladder and bunk.

Normally no — a playhouse like this usually falls under permitted development, depending on how many other buildings you have and where you place it. The one thing to watch is that the internal bunk counts as a raised platform for planning purposes: a raised platform higher than 30cm can require permission, and some properties have different planning requirements, so check with your local council if you're unsure.

We chose this playhouse as it matched the exterior of our cottage with the window and door position and had an upstairs which was important to our little girl! Also a great size and we loved the style! Our little girl now has a dry space outside to play where she can have tea parties and look after her dolls. It's also useful for storing her prams and doll's furniture. We painted it pink, with pink chimneys and red felt roofing tiles to match the masonry and roof tile colour of our cottage.
We filled the window boxes with pretty flowers and heathers. We added floral curtains and painted the door to match our own with her own mini door wreath. Our favourite thing is that our little girl loves it so much! She loves inviting her friends in to play and they especially enjoy the upstairs! We purchased from Garden Buildings Direct after searching for a playhouse online and saw the website. The playhouses looked good and we liked the fact that it would be delivered in the next few days and no need to wait long for delivery which is shown on some websites. We first chose the Gingerbread 6×4 thinking it was big enough but didn’t realise it was not very tall for a 5-year-old. So we then returned it and bought the Gingerbread Max with bunk.
Dealing with Garden Buildings Direct was straightforward and the staff was very helpful. We had a prompt, very polite and helpful reply to our messages. We were surprised and very pleased when a member of staff said that we could take the first one we bought down and that they would arrange for a pickup and a full refund. All we had to do was take photos of the dismantled house and send them by email. It was picked up in a few days and the new one was delivered.
