FAQs
Under our EN-71 certification for child safety, the minimum age is 3 years.
We would typically expect children to enjoy our playhouses up to ages 7 and 8. We have different sized playhouses to suit different ages, that vary on both height and floor space. Ideally, we'd advise that 4-6 year olds enjoy them most.
With a larger playhouse, there is the potential for kids to continue using it into their teenage years. Redecorate it to match their growing-up tastes and let them have it as their own private garden room.
Check out more details in our guide: What ages are playhouses for?
In most cases, no. Playhouses are generally classed as "Permitted Development" outbuildings. However, as long as it is not placed in your front garden, the main rule to watch out for involves your property lines: if the playhouse is placed within 2m of your property boundary, its maximum overall height cannot exceed 2.5m. Fortunately, all of our playhouses comfortably meet these height restrictions.
Please note, there are strict planning rules regarding buildings with raised platforms (above 30cm high). Because of this, our tower playhouses and two-storey playhouses with an internal bunk may require planning permission depending on your specific garden.
Additionally, gardens in certain areas (such as Conservation Areas or National Parks) or homes that are listed buildings will be subject to tighter restrictions and may need planning permission for any kind of garden structure.
Since different councils apply the rules differently, the safest course of action is always to double-check with your local planning authority before making a purchase.
We've got more detail in our extensive guide to playhouse planning permission.
The best playhouse size depends on your garden space, your child’s age, and how they’ll use it. Smaller wendy houses are perfect for compact gardens or younger children, while larger two-storey playhouses offer more room to grow and play.

Beyond the Basics: How We Engineer Our Kids Playhouses for Safety
While our top-level features proudly meet European safety standards, it helps to understand exactly how our outdoor playhouses protect your children day-to-day. Standard shed doors can be heavy and close flush, which poses a significant risk to little hands. To combat this, our children's playhouse doors and window shutters are specifically engineered with a deliberate 12mm anti-trap gap around the frames, ensuring that fingers cannot get caught or crushed in the hinges.
Furthermore, we only use smooth-planed, interlocking tongue and groove boards. This rounded-edge finish drastically reduces the risk of splinters during rough-and-tumble play. Please note: For structural safety, our multi-level kids playhouses have a maximum upper-floor weight limit of 50kg, and our models are generally unsuitable for children under 36 months without direct supervision.
Choosing the Right Garden Playhouse Style
Selecting the right garden playhouse depends entirely on your child's age, physical confidence, and your available garden space. Here is our expert breakdown of the main structural styles in our collection:
- Wooden Playhouses: Browse our dedicated collection of traditional timber designs. Perfect for families looking for that classic rustic charm that is a blank canvas for painting and decorating.
- Tower Playhouses: Elevated on sturdy stilts (up to four feet high), these are ideal for energetic, older children who want a physical challenge. Many of our models also incorporate fun optional slides!
- Two-Storey Playhouses: The ultimate space-saver. If you have a narrow garden but want to give your kids a massive play area, going vertical is the answer. These feature internal bunk-style ladders and a mezzanine level, giving older kids a sense of independence.
Looking After Your Outdoor Playhouse
An outdoor playhouse is a fantastic investment for your family, but it requires the right setup to survive the damp UK climate. Never assemble your building directly onto wet grass or soil. Establishing a firm, level base (like paving slabs or a sturdy sub-frame) keeps the floor bearers elevated and prevents ground moisture from causing damage from the bottom up.
To maximize longevity, you will need to treat the exterior annually. However, standard exterior fence treatments contain harsh chemicals and strong fumes. Always ensure you purchase a water-based, non-toxic treatment that carries the EN71-3 (Toy Safe) certification. This ensures that if your children touch the painted walls and then put their hands in their mouths, they are completely safe.
