Each building is treated with a golden-brown spray before dispatch to help preserve the timber during transport and initial setup. This is a temporary measure—we strongly recommend applying a proper wood preservative after assembly and re-treating annually to ensure long-term protection.
This playhouse is designed for children aged 36 months and older. It contains small parts that may pose a choking hazard for under-3s. We also recommend a maximum user weight of 50kg for raised/tower models and keeping a 2-metre clearance around the structure for safe use.

We don’t offer an installation service on our BillyOh playhouses, because the assembly has been designed to be genuinely easy to follow. The wall panels arrive pre-assembled with clear, comprehensive instructions, so you and a helper with a few basic tools can have it standing in a matter of hours — and your children can get playing sooner. We recommend siting any garden building on a level surface with a solid base.

Planning Permission
As a ground-level cottage playhouse, the Lollipop Max will usually fall within permitted development and not require planning permission. There are a few exceptions worth checking before you buy — if your property has additional restrictions on it, if you site it in your front garden, or if it would mean buildings cover more than half the land around your original house — but otherwise it falls comfortably within the relevant height limits and would count as permitted development.
