These terms and conditions apply to the use of this website. By accessing this website and/or placing an order you agree to be bound by these terms and conditions.

You can access most areas of this website without registering your details with us, but certain areas are only open to registered users.

We may change these terms and conditions at any time by updating this posting. You should check this Website from time to time to review the terms and conditions to make sure you have the most recent version relevant to your contract.

These terms and conditions are for Private Purchasers (consumers) only. For clarification, a consumer is any person who does not deal in the course of their business.

If you are buying our goods to re-sell then you need to notify us in writing to open a re-seller account with us. Our contact details are on the first page of this document.

Buying / Ordering Products

You are deemed to have placed an order with us by ordering online via our online checkout process, or by placing an order over the telephone. As part of the checkout process, you will be given the opportunity to check your order and correct any errors. We will send you an order acknowledgement detailing the products you have ordered. This will be done by e-mail.

Once the order is accepted the contract is formed, however, we may still refuse to accept your order after confirmation where:

  1. goods are not available, in which case we may provide a substitute of the same type and quality. You will be notified of this substitution by post or e-mail or telephone. You will have an opportunity to return the substitute goods if they are not acceptable. We will bear the cost of returning the substitute goods to our offices;
  2. we cannot obtain authorisation for your payment;
  3. there has been a product description error; or
  4. it is logistically impossible for us to deliver the goods to that location; or
  5. Delivery surcharges are applicable and have not been paid; or
  6. through error, we have underpriced an item; we will not be liable to supply that item to you at the stated price. We will notify you of this before despatching the item to you. In those circumstances, we will also notify you of the correct price, so that you may decide whether or not you wish to continue with the purchase. If you decide not to order the goods, we will give you a full refund on any amount paid in accordance with our Cancellations and Returns Policy.

Prices & Payment Methods

Prices listed are in GBP and are inclusive of delivery costs to selected UK postcodes and VAT, although additional charges may apply to deliveries in certain remote parts of the United Kingdom.

Our prices are reviewed on a regular and frequent basis and any changes will be listed against each specific product on the site.

All prices must be paid in full before despatch. Payment can be made by debit card, credit card, Amazon payments, PayPal or Novuna Finance.

When you make a payment by credit card, you are automatically covered by section 75 of the Consumer Credit Act 1974. Section 75 is a piece of legislation designed to remove the risk that you, as a consumer, will ever get into debt paying for goods or services that you didn’t receive, were faulty or not as described. When you use your credit card to pay for goods or services between £100.00 and £30000.00, section 75 holds your credit card provider ‘jointly and severally’ responsible for your purchase. This means that you have the right to claim a refund from your credit card provider if there is a problem with the goods or services you ordered.

Please note that payments made by debit cards are not covered by section 75 of the Consumer Credit Act 1974.

Payment is taken when we receive your order. Online and telephone order payments are processed via our SSL (Secure Socket Layer) secure payment system.

Photographs & Images

Photographs and images on the website may have been supplied to us by the manufacturers, or with regard to our own products they will have been supplied by us but in any event they are used to represent the style of the product only and are used for illustrated purposes only.

Timber products in particular are natural products and as such are liable to colour variation

kerbside Delivery. If access for delivery is restricted please ensure that you inform us when placing your order or in all circumstances prior to despatch of the goods. Failure to do so will result in the delivery being treated as a failed delivery if access is unavailable and may result in a re-delivery charge being applied. All deliveries are completed by a one-man delivery service.

Designated day deliveries: We may be able to arrange delivery on a specific date of your choice, in which case an additional charge will apply. Please contact 01909 768933 for further assistance. If a designated day delivery is not met we will refund the charge, however we will not be held liable for compensation.

Saturday deliveries: We may be able to arrange delivery on a Saturday of your choice, in which case an additional charge will apply. Please contact 01909 768933 for further assistance. If a Saturday delivery is not met we will refund the charge, however we will not be held liable for compensation.

Pallet Deliveries: Pallet deliveries are made using an 18-tonne vehicle equipped with a tail lift and pump truck. Sufficient access is required for a heavy goods vehicle to unload safely. If your property cannot accommodate this, please contact us after ordering to discuss alternative arrangements. Additional fees may apply if delivery fails due to inadequate access. BillyOh Special Van delivery: For BillyOh Special Van delivery, we need an access road capable of taking a vehicle 9 metres long and 2.6 metres wide. If we have to deliver using different vehicles or if we cannot safely bring a vehicle to your site then any reasonable costs incurred by us in arranging the delivery will be applied to your order.

Missed Deliveries: If you miss the delivery of your order, you may incur a re-delivery charge as we have met our original delivery obligation with our first attempted delivery.

Refused Deliveries: If a delivery is refused at the delivery address, and re-requested for another date, we may charge for the second delivery. If you refuse to accept an item that is being delivered for any reason please log into your account and raise a ticket through the portal.

Order Tracking: You can track your order at any time during the order process. You can track your order online, in your account section.

Kybotech will not be held responsible for loss of earnings due to failed or delayed delivery.

Additional Information
Due to the nature of external contract delivery, additional delivery charges are outside our control and the Company will not be held responsible for such costs. By agreeing to the terms and conditions you are also agreeing to accept additional delivery charges should your postcode or area necessitate these as detailed or by notification to you. If you have placed your order online and an additional delivery surcharge is required your order will be placed on hold and you will be contacted to notify you of any additional charges. You can then choose to continue with your order by paying the additional delivery charges or you may cancel your order at that point. Any times or dates stated on our website or emails regarding delivery are estimates only

If you are not going to be in to accept delivery and you wish the goods to be left please notify us before delivery in writing ( post, email or fax ) or leave a signed note on your door to this effect. In all cases, our delivery service is a one-man delivery with a kerb side delivery only.

During adverse weather conditions, our delivery service may be affected in some areas, resulting in lead times being slightly longer than advertised. Every effort will be made to maintain service levels on behalf of our customers and where safe to do so, and depending on the local prevailing conditions, collections and deliveries will be attempted.

Delivery Times
We aim to deliver all goods within the stated lead time, but we do not accept liability for any delays and do not offer compensation for late delivery. Orders placed after 12 pm on weekdays or on weekends and public holidays will be processed on the next working day. We do not usually deliver on weekends or public holidays, but where possible and agreed, an additional charge will apply. Our delivery times are from 6am till 10pm, these times may vary with third party carriers.

Delivery Surcharges and Services
The prices stated on this website include the cost of carriage to most UK postcode districts. All delivery times and dates shown on our website or in emails are estimates and may be extended for certain postcodes. The driver will not ask for assistance unless it is offered by the customer. Products are your responsibility once they have been received by you, your agent or the intended recipient. Any loss or damage at this point will be at your own risk. We recommend that you do not arrange third-party services, such as installation, until all goods have been delivered and checked. We will not cover any costs incurred due to relying on an estimated delivery date that is not met, and no compensation will be provided.

For deliveries to locations such as hospitals, airports, hotels, ships, and business premises, the signature of any authorised person at the organisation will be accepted as proof of delivery.

We may not be able to deliver, some of our products to some postcodes.

Arranging and Anticipating Delivery
the prices stated on this website include the cost of carriage to most UK postcode districts. However, we incur additional costs for delivery of certain products to some postcodes, these being remote areas. If we do incur additional costs we reserve the right to levy the additional charge and increase our lead times, which would also be necessary as specialist hauliers may need to be engaged.

If you have placed your order on line and an additional delivery surcharge is required, your order will be placed on hold and we will contact you to notify you of the additional charge. You can then choose to continue with your order by paying the additional delivery charge or you may cancel your order at that point.

We are unable to deliver some of our products to certain postcodes. Please see individual product pages for more details.

Please note that we operate a policy of kerb-side delivery only. If you have any special requirements or believe access to your address may be difficult for our delivery driver then please contact us on 01909 768933.

For log cabin deliveries, we need an access road capable of taking a vehicle 9 metres long and 2.6 metres wide. If we have to deliver using different vehicles or if we cannot safely bring a vehicle to your site then any reasonable costs incurred by us in arranging the delivery will be applied to your order.

Delivery times are between 6am and 10pm, we are unable to specify a time for delivery. We endeavour to deliver all goods within the leadtime stated. Orders received on Saturdays, Sundays or public holidays and orders received after 12pm on weekdays, will be processed the next working day. We do not normally deliver on Saturdays, but where we agree to a Saturday delivery, an additional charge will be levied and this will be made clear at the time of placing your order. We do not deliver at all on Sundays or public holidays. We recommend that you do not arrange any third party ancillary services (e.g. installation) until goods are delivered and checked. We cannot be held responsible for unnecessary expenses incurred in this regard where the delivery has been relied upon but not met.

When placing your order, please ensure that you have included the full delivery address details, including an accurate postcode of the delivery address and your daytime contact telephone number(s) and an up to date e-mail address so that we can notify you in the event of a delivery problem. If you are not going to be present to accept delivery and you wish the goods to be left unattended, please notify us prior to delivery in writing or leave a signed note in a secure place to this effect.

Once your order is placed we will send out a confirmation email, showing your contact details as provided to us, your order reference number and an estimated delivery date. In most cases, you will be contacted prior to that estimated delivery date to notify you of the exact day on which your delivery will be made.

If you miss the delivery of your order, you may incur a re-delivery charge as we have met our original delivery obligation with our first attempted delivery. If this is the case we will of course notify you, prior to the re-delivery, of any charges that may apply.

When Delivery Arrives
Delivery will be deemed successful once the product has arrived at the address you provided. In most cases, our delivery team will take photographs at the point of delivery as confirmation, and a signature may not always be required.

Where a signature is requested, it must be provided by an adult aged 18 or over. If you have left written instructions authorising the item to be delivered unattended, this will also be considered valid proof of delivery.

We operate a one-person kerbside delivery service. Photographs taken during delivery are used internally only, for training and service improvement purposes, and to confirm successful delivery.

Once delivery has taken place — either through photographic evidence, a signature, or in accordance with your instructions — the responsibility for the product passes to you. This includes when the product is received by you, someone acting on your behalf, or when left unattended at your request.

We are not liable for any loss or damage that occurs after delivery has been completed.

For deliveries made to business locations (such as hotels, hospitals, or offices), a signature from any authorised person at the address will be treated as proof of delivery.

If your item arrives damaged, with missing parts, or if you have any concerns upon or after delivery, do not attempt assembly. Instead, please contact our Customer Service team for assistance, you can do this via your online account or by calling us on 01909 768933

Missing, Damaged, Incorrect

Please inspect your order as soon as it arrives. If you discover any missing, damaged, or incorrect parts, these must be reported to us within 14 days of delivery. This allows us to investigate and resolve the issue promptly, whether by sending replacement parts or taking other appropriate action. Claims made after 14 days may not be accepted.

Failed Delivery

If a delivery fails due to circumstances caused by the customer, a failed delivery charge will apply. This includes, but is not limited to:

-No one was available to accept the delivery.
-Restricted or unsuitable access prevents safe unloading.
-Refusing delivery without prior agreement.
-Providing an incorrect or incomplete delivery address.

If delivery fails for any of these reasons, the customer will be charged for the failed attempt and any re-delivery costs. To avoid these charges, please ensure the delivery details are correct, access is suitable for a heavy goods vehicle, and someone is available to receive the order on the scheduled date

Cancellations & Returns Policy

If you wish to cancel your order before the goods have been despatched,You can do this by contacting our customer service team.

No-Fuss 14-Day Returns/Money-Back Guarantee
If, for any reason, you're not 100% happy, you can return your item within 14 days of delivery; as long as it hasn’t been used, a collection charge will apply.

To cover the cost of return collection, the following charges apply:

- £0.70 per kg based on the weight of your order.
(The weight is shown on your order confirmation email under the “Order Summary” section.)

- If your original delivery included a surcharge (e.g., for remote areas), the same amount will be added to the collection cost.

Example:
If your order weighed 28kg and included a £50 delivery surcharge:

-Weight charge: 28kg × £0.70 = £19.60
-Plus surcharge: £50
-Total return collection cost: £69.60

Return Methods
If your item was delivered by BillyOh Deliveries/ Pallet delivery, we can arrange the collection for you following the changes above.

If your item was delivered by a third-party courier (e.g. Evri, Yodel, Royal Mail), you’ll need to arrange the return using their collection services or a courier of your choice.

Collection Terms
If a collection is arranged, it must take place from the kerbside at the agreed address. The item must be accessible and ready for collection at the scheduled time. Our drivers are not authorised to enter properties, gardens, or other restricted areas to retrieve goods.

Failure to present the item at the kerbside may result in a failed collection charge, and a new collection will need to be arranged at an additional cost. Please ensure the item is prepared and positioned correctly to avoid delays or extra fees.

We cannot accept responsibility for any items damaged during return transit. We recommend using a tracked and insured courier service.
Once your return arrives, we will photograph the item on receipt to confirm its condition.

Liability

These terms and conditions are governed by and interpreted in accordance with English law. Any disputes arising under these terms shall be subject to the exclusive jurisdiction of the English Courts.

Together with our privacy policy, security policy, order details, and payment instructions, these terms form the entire agreement between you and us. If any provision is found to be invalid by a court of competent jurisdiction, the remaining provisions shall continue in full effect. Only parties to these terms may enforce them under the Contracts (Rights of Third Parties) Act 1999.

To purchase products or register on this website, you must be over 18 years old. Nothing in these terms limits or excludes our liability for death or personal injury caused by negligence, fraud, misrepresentation of a fundamental matter, or any liability that cannot be excluded under applicable law.

Our website complies with UK laws, but we make no guarantees that its content is suitable for use outside the UK. Those accessing it from other locations do so at their own risk and must ensure compliance with local laws.

You agree to indemnify and hold us, along with our officers, directors, employees, and agents, harmless from any claims, damages, losses, or costs (including legal fees) arising from your breach of these terms or misuse of this website.

Registration

Each registration is for a single user only. We do not advise you to share your username and password with any person nor with multiple users on a network.

Responsibility for the security of any passwords issued rests with you and if you know or suspect that someone else knows your password you should contact us immediately.

We may suspend or cancel your registration immediately at our reasonable discretion or if you breach any of your obligations under these terms and conditions.

Miscellaneous

Items bought by companies or individuals for trade or resale purposes will not have any warranty other than that provided by the original manufacturer. All products are sold for domestic use only.

Any warranty offered or implied is valid for goods within the United Kingdom.

You may not assign, sub-license or otherwise transfer any of your rights under these terms and conditions.

Kybotech tries to ensure that all information on this site is accurate. However, if an error does occur we will contact you as soon as we become aware of the error, to discuss whether you wish to continue with your order or not. If you cancel your order you will receive a full refund of any charges paid in advance.

Kybotech do not provide planning advice, if you are in any doubt please check whether planning permission or building regulations are required before purchase

Vouchers / Discounts

Vouchers can only be used online at billyoh.com subject to these terms and conditions, and any other specific conditions notified to you on the issue of a voucher. Your use of a voucher indicates your agreement to be bound by these Voucher Terms and Conditions. We reserve the right to withdraw, vary or cancel a voucher for any reason at any time. Vouchers may be limited to redemption in respect of certain products or services or certain products or services may be excluded from the ambit of use of the voucher, in which case notice will be given to you at the time of issue of the voucher.

Vouchers are, and remain at all times, the property of Kybotech Ltd. The right to use a voucher is personal to the original recipient and may not be transferred. No voucher may be copied, reproduced, distributed, or published directly or indirectly in any form or by any means for use by an entity other than the original recipient, or stored in a data retrieval system, without the prior written permission of Kybotech Ltd. Vouchers distributed or circulated without the written approval of Kybotech Ltd, for example on an Internet message board or on a "bargains" website, are not valid for use and may be refused or cancelled. Unless expressly stated otherwise at the time of issue of the voucher, each issued voucher will be valid for use by a recipient only once.

A voucher may not be used in conjunction with any other special offer or voucher. Vouchers cannot be exchanged for cash. Where an online offer states that a percentage discount will be given on a purchase, the cost of the qualifying purchases will be reduced by the stated discount percentage. Supplementary charges such as delivery charges shall not be discounted unless specifically stated in the offer description. When you use a voucher you WARRANT to Kybotech Ltd that you are the duly authorised recipient of the voucher and that you are using it in good faith. If you redeem, attempt to redeem or encourage the redemption of vouchers to obtain discounts to which you or a third party are not entitled you may be committing a civil or criminal offence.

If we reasonably believe that any voucher is being used unlawfully or illegally we may reject or cancel that voucher and you agree that you will have no claim against us in respect of any rejection or cancellation. If we refuse a voucher submitted as part of an order, for any reason, we will inform you before the order is dispatched to advise of the correct cost of the order and give you the opportunity to cancel the order. The failure of Kybotech Ltd to take any action in respect of a breach of these terms and conditions shall not constitute a waiver of their enforceability. Kybotech Ltd reserves its rights in respect of these terms and conditions at all times. A voucher is redeemed by entering its code at the appropriate point in the online purchase process. Redemption may be subject to you providing proof of entitlement to use the voucher.

Vouchers are not currently able to be redeemed when paying via Google Checkout - please use alternative payment methods such as PayPal, our own secure check-out or over the telephone with our sales advisors.

BillyOh Guarantee

Every building purchased on the Billyoh.com website or through an approved retailer comes with a guarantee on the wood.

Tongue and Groove Buildings - up to 10 years
Log Cabins - up to 10 years
Pressure Treatment Buildings - up to 15 years

The BillyOh guarantee covers wood against:

  • rot
  • decay
  • insect infestation

Please note: The guarantee does not cover timber splits or warping which may occur naturally over time.

Validity of Guarantee

To comply with the conditions of the guarantee:

  • The assembly instructions which are supplied with each building should be adhered to comply with the conditions of the guarantee.
  • If any part of pre-treated timber is cut, notched or drilled then an approved cut-end treatment should be applied to comply with the conditions of the guarantee.
  • A suitable timber treatment should be applied at the time of first build and then applied every 12 months to maintain the appearance of the timber and to comply with the conditions of the guarantee. The application and/or mixing guidelines provided by the manufacturer of the timber treatment should be followed.

Invalid Guarantee
We reserve the right not to honour claims under this Guarantee at our discretion, in any circumstances, which include, but are not limited to, the following:

  • If the building has been customised or modified in any way.
  • The person claiming is not the original purchaser of the building.
  • The building has not been treated annually or as per the treatment manufacturers.
  • The building has not been erected on a suitable sized flat, solid level concrete / slab base or placed on pressure treated bearers.
  • The building has not been erected, fitted or installed correctly.
  • The building is or has been placed within 2 feet (60cm) of any obstruction (walls, tress, fences etc) which can allow moisture to penetrate the timber.

General Information
Wood is a natural product and susceptible to changes in the external environment. Extremes of temperature or weather conditions will cause a reaction in the timber. Sawn timber and machine-rounded items in particular, may split. This will not affect the structural strength of the wood or the product guarantee.

The Seller shall not be liable to the Buyer or be deemed to be in breach of the contract by reason of any delay in performing, or any failure to perform, any of the Seller's obligations in relation to the Goods, if the delay or failure was due to any cause beyond the Seller's reasonable control.

Without prejudice to the generality of the foregoing, the following shall be regarded as causes beyond the Seller's reasonable control:

  • Flooding
  • Storm
  • Fire
  • Explosion
  • War or threat of war
  • Sabotage, civil disturbance or requisition

Complaints

We are sorry that you feel the need to make a complaint and we want to resolve the issue as quickly as possible.

All complaints must be submitted through your online account. Please login, select the relevant order, and follow the steps to raise a complaint, providing full details of the issue.

We will acknowledge your complaint within two working days and aim to resolve it within 10 working days. If further investigation is needed, we will keep you updated on the progress.

Novuna Finance Complaint

If your complaint relates to the finance linked to your purchase, you can still let us know about this, but we will forward it on to your credit provider Novuna.
Novuna will acknowledge your complaint and investigate it thoroughly and issue their response within eight weeks. 

If you are not satisfied with Novuna’s response to your complaint relating to the finance agreement, you may be able to refer the matter to the Financial Ombudsman Service. You must contact them within six months of the date of Novuna’s final response letter to you.
