In most cases, no. Under UK Permitted Development rights, the majority of our customers do not need planning permission, provided the cabin isn't in your front garden, doesn't take up more than 50% of your total outdoor space, and isn't used as self-contained living accommodation.
The crucial boundary rule: Over our years of advising customers, the most common pitfall we see is confusion around fences. If you place your cabin within 2 metres of your property boundary, the entire building cannot exceed 2.5m in height. If you place it further than 2m away from any boundary, it can be taller (up to 4m for an apex roof).
Because we know garden space is at a premium and most people want to build near their fence lines, we specifically engineer the majority of our BillyOh log cabins to sit comfortably under the 2.5m maximum height limit. This deliberate design choice saves you the time, cost, and headache of submitting council planning applications.
Permitted development rights cover most homes, but not all. Your cabin may need full planning permission regardless of its size or position if any of the following apply to your property:
It's a listed building, or sits within its curtilage (this includes outbuildings near a listed home).
You're in a conservation area, National Park, or Area of Outstanding Natural Beauty (AONB) — tighter limits often apply, particularly to buildings at the side of the property.
Permitted development rights have been removed. On some newer estates and in some areas, the council issues an Article 4 direction or attaches a planning condition that strips out PD rights. This is common where the council wants to control how a development looks.
The property is a flat, maisonette, or other non-house dwelling — PD rights for outbuildings apply to houses, not flats.
If you're unsure, your local planning authority can confirm your property's status before you buy, and it's worth a quick check — it's far cheaper than moving a cabin later. For most of our cabins, the expected installation timeframe is around 2–3 days, though this depends on the size of your cabin and your own DIY experience – this may sit at the longer end for a larger unit or for first-time builders. Our interlocking log design means the panels stack in sequence without specialist skills, and we design our cabins to be an enjoyable project to put together rather than a chore. Log cabin maintenance need not be an expensive, nor time-consuming job. If you haven't opted for pressure treatment on your cabin, you should treat it with a wood preservative to protect it from insect infestation and rot within a month of delivery and then annually after that.
For a genuinely low-maintenance building that removes the chore of annual anti-rot treatment, consider one of our pressure treated log cabins.
Not these ones. BillyOh log cabins are engineered specifically for leisure, home offices, and storage. They are not designed, nor legally permitted, to be used as self-contained living or sleeping quarters.
To legally live in any garden building in the UK, you must obtain full Planning Permission and comply with strict residential Building Regulations (covering fire safety, sanitation, and energy efficiency). This applies to any living accommodation, regardless of how close or far the building is from your boundary fence.
From a manufacturing standpoint, our cabins do not include running water, electricity, or residential heating systems. They do not meet the Health and Safety requirements for primary dwellings, and attempting to heavily modify the structure to install plumbing or extensive utilities will immediately void your 10-year anti-rot guarantee.
However, if you're simply looking for a cosy space to use during the day—like a home office or a place to host a winter party—our cabins are perfect. Technical log cabin details
BillyOh log cabins are manufactured from natural spruce timber, not cheap pine. This is the gold standard for outdoor wood and just requires some basic maintenance to stay dry.
All parts are included, from the floor bearers to the roof covering. All you need to provide is a base surface to stand it on. The base must be solid (not soil), flat (not uneven) and level (not tipped even slightly). Popular choices include a concrete block, paving slabs, or your patio if it's flat and level enough. There are also base kits available which can make this easier to arrange.
Building your log cabin
The experience of installing your BillyOh log cabin is truly unforgettable and is a fantastic way to truly understand and appreciate your building.
We provide full instructions, and the process looks like this:
Lay the floor and bottom wall logs.
Stack the logs, criss-crossing at the corners and fastening tight with tongue and groove edges.
Insert windows, door frames, and storm braces.
Add the roof supports.
Board the roof and covering.
Fit the doors, locks and added features.
This can be expected to take 2-3 days and requires just basic home DIY tools and one other adult helper.
Which log thickness do I need?
It's important to choose the right thickness before purchase, because you can't change it once the building is finished. Each thickness is really a different type of building – use this quick guide to match it to your use case:

Insulated log cabins
Timber has naturally insulating qualities thanks to its fibrous pockets which retain heat. If you pick one of the 44mm log cabin models with double glazing, you're already receiving a fantastic option that offers comfort for most of the year.

Pressure treatment
